Selling at auction
If you are selling at auction, no doubt you’ll be aware of the need to prepare the legal pack very early on and to supply it to the auctioneers well in advance of the actual auction. At Attwaters, we understand how important these early preparations are. Acting on your behalf, we will put together the legal pack in good time and will liaise with the auctioneers regarding any special conditions that may need to be added to the contract. Also as it is now a mandatory legal requirement for the sale of all residential properties, we can arrange for preparation of the necessary Home Information Pack.
Buying at auction
If you are looking to buy a property at auction, it is prudent to have a solicitor check through the legal pack and special conditions, prior to the auction. Instruct us as soon as you have identified a potential purchase and we will obtain the legal pack and advise you about any pitfalls or problems.
Once you have successfully made your bid, then speed is of the essence. Our conveyancing teams are conscious of the strict time limits for completion. We will prepare the property transfer deed and deal with your mortgage lender as quickly as possible, ensuring a smooth and swift completion.
